In 2016, in partnership with a global real estate private equity firm, Strada acquired 3068 Kilgore Road, a more than 100,000 square foot office building in Rancho Cordova, a suburban submarket in the Sacramento metropolitan area. The building was vacant at the time of purchase, after its long-term tenant vacated in 2015, and suffered from some deferred maintenance under the prior ownership.

Upon acquisition, Strada immediately set to work on a targeted plan to improve the building, knowing that blocks of space as large as this one are rare in the region, but there is significant demand from large corporate users. The capital project is currently underway and includes the demolition of unneeded accessory buildings in order to make way for additional surface parking, replacement of outdated building systems, improved interior layout and finishes, and landscaping upgrades.
