In 2024, Strada partnered with a public pension fund to acquire 201 Spear Street, a 255,000-square-foot office building located near the waterfront in San Francisco’s South Financial District.  The 18-story office tower offers impressive views of the Bay Bridge and has been exceptionally well-maintained, with modern amenities and tenant buildouts, thanks to a long history of institutional ownership.

The location within the mixed-use East Cut neighborhood provides a vibrant public realm nearby retail and residential amenities, along with enhanced streetscape improvements. Strada intends to further invest in the building amenity program with new roof decks, tenant lounges, and speculative tenant buildouts.
